My husband applied for a home loan %26amp; was pre-approved. By the time we found THE house, the letter had expired. We made an offer, but when the mortgage company ran his credit again, it showed his late payment on the car. Now they say that unless we get it removed-they can't help us. What i don't get is when he applied the first time, his score was 601. The broker said he had to keep it above 600 for a loan. Now it's 617 %26amp; they can't help. Going crazy! We would try to wait a little while but we can't! We live in a 2 bedroom apt. with a 6 yr old girl %26amp; 1yr old boy sharing a tiny room. Getting cramped! My husband says moving stinks %26amp; we'll only move into our own house, not another apartment. Help!! Any suggestions on any of our problems would help!!!

They are being picky. Go find another lender or a mortgage broker. You should be able to get a loan.

Company's can and do report any payment over 30days late, and I'm sure it stays there, its part of your payment history, but if there is only one I can't figure out why they can't help, try a different mortgage co.

If it is true that the car payment is late, chances are getting it removed is remote, sorry.

You may try contacting the lendor and ask them to remove and it may take a while for it to show up, say 30 to 90 days.

Try writing a %26quot;good faith%26quot; letter. It does not always work, but you have nothing to lose. Basically explain to them that because you were in the process of obtaining a loan, you were wantingto keep your bank balances as high as possible to increase your chances of approval. You did not intend to be delinquent. Point out that you have never been late before and even offer to set up an auto pay to prevent any future late payments. It is like throwing yourself at the mercy of the court. Send this to someone VERY high in the company.

Do a search for Credit Info Center and once on that site, search for Good faith letter and see what comes up. It is a great resource.
